Architectural Request Instructions

 

ARTICLE VI, SECTION 18. Architectural Control. Prior to the commencement of the work described therein, all building plans and specifications (including plot plan, elevations, grading plan and material lists) for the construction, alteration or addition of Living Units or any structures, or for the erection of walls, hedges or fences, and all plans for the landscaping of yards, and all plans shall be approved in writing by Developer or the ARC. The ARC shall be composed of three (3) or more representatives which shall be appointed by the Board of Directors. The Developer or the ARC, as the case may be shall have the absolute right to approve or disapprove said plans for any reason including aesthetic considerations. Any plans not disapproved within thirty (30) days after their receipt by Developer shall be deemed approved. The rights granted to Developer under this paragraph may be assigned by Developer to the ARC. 

All modifications to the exterior of a house or changes in landscaping must be submitted to the Architectural Review Board prior to commencement of any work.

The A/R Board generally meets the 3rd Monday of each month to consider applications. Please submit your application at least one week in advance of the meeting. The Board is not obligated to review applications submitted at the meeting, but any homeowner may request consideration of an application by bringing six (6) copies of the application and attachments, and submitting it prior to the start of the meeting. The Board may elect to postpone action if the agenda is full or until a thorough review can be completed, but will act within 30 days of the submission.

Submission to the A/R Board does not guarantee approval or eliminate the need to obtain the required City of Winter Garden permits.

You do not need to submit the value of the work.

Materials

Painting, house or fence: two copies of color samples. Description or drawing showing where colors will be used (house color, trim color, detail color) Pool: Plat plan showing location, copy of details from pool company Landscaping: Plat plan detailing location of changes, list of materials and heights Fence: Plat plan and complete description of type of fence with picture or catalog cut Copies of the Covenants and Restrictions are available online in HTML and PDF formats, or you may request copies from Sentry Management for their normal copying and handling charge
