We Are A Gated Community

Wintermere Pointe is a gated community of 203 single family homes located in SW Orange County. We are located at the intersection of CR Route 535 and Tilden Road, 1/2 mile south of the 429 Expressway. Home sizes range from 2000+ to 4000+ square feet, with both one and two story styles. We have two ponds, a small playground with a tennis court and several wetland/wooded areas. All utilities are underground, with DSL and cable Internet service available. State Road 50 is 3 miles north and access to the Florida Turnpike is only a few miles away. We are convenient to all area attractions, with Walt Disney World just a few miles south.


Wintermere Pointe was developed from orange groves in two phases. The first phase was developed by Hubert R. Early starting in 1998, running north of the 535 entrance and consisting of 79 homes and a pond. The second phase was developed by Wallis Investment Corporation, starting in 2001, and added 124 homes, another pond, the playground-tennis area, and the Tilden Road Gate.

Turnover of the Association occurred in September of 2003. We are entirely homeowner controlled and funded.

Home Owners Association

Wintermere Pointe is a private, deed-restricted community. All homeowners are members of the association, and membership and dues are mandatory. In addition, homeowners are subject to the Wintermere Pointe Covenants and Restrictions, which place certain restrictions and requirements on all properties. The HOA is governed by a board of five elected members, each serving a term of three years. The board generally meets every month (with some exceptions) to act on Association business. Notices of meetings are posted at both gates three days in advance of any meeting and all homeowners are welcome to attend. Day to day management is provided by a licensed property manager, currently provided by Southwest Property Management.
